We offer investment opportunities periodically throughout the year. When a new opportunity becomes available, we share it with individuals who have expressed interest in partnering with us. All investments are available until an investor submits their investment capital for that particular opportunity.
Blue Key is constantly finding new parcels of land and opportunities to invest in, sometimes we will already have an opportunity under contract or even owned by the firm, able to move to an investor. Once tied to an investor the construction phase starts, followed by preparation for short term renting. Once complete Blue Key Builds handles the management as well to make sure the asset is producing great results.
As soon as properties start generating revenue, monthly distributions are made to investors. Because of our process and systems, properties generate great cash flow as soon as they are completed.

Tom has been a real estate broker for over 10 years with experience in residential and commercial transactions. He runs a team of 6 in acquiring off market deals across the country for himself and his investors, with which he has a team to purchase, finance, rehab, and flip back on the market or hold with investors for great returns. Tom is also an owner of a long term property management company managing over 550+ doors across Southern California.

No. Currently, our opportunities are open to both accredited and non-accredited investors.
Investors will receive monthly reports on their investment and including profits, expenses and updates relevant to the property.
Yes. Investors generally receive their proportionate share of depreciation and taxable income or losses, which are reported annually on a Schedule K-1. The actual tax impact depends on your individual circumstances.
Investors should expect to receive a Schedule K-1 each year. Our goal is to deliver K-1s on or before March 15 each year.
To qualify as an Accredited Investor, an individual generally must either have a net worth of at least $1,000,000 (excluding a primary residence) or have earned at least $200,000 in each of the past two years ($300,000 combined with a spouse or partner). There are additional, less common ways to qualify, and our team is available to discuss whether one of those situations may apply.
New investment opportunities are offered periodically throughout the year as projects are identified and ready to launch. Timing varies based on market conditions and project readiness rather than a fixed schedule. Any new opportunities are given to investors with their funds already placed.
